Description: Easements on state land give the grantee partial interest, but not ownership, in the land as authorized under Chapter 3 of the Board of Land Commissioners' Rules and Regulations. Easements may include ditches, overhead wires, pipelines, railroads, reservoirs, public roads and highways, roadways to private land or residences, snow fences, underground cables, open spaces, and any other appropriate uses.

Description: Special use leases are up to 75-year lease terms for uses other than grazing, agricultural, the extraction of on-lease minerals, those uses defined under easements or hunting, fishing or general recreation as defined by Chapter 13 of the State Board of Land Commissioners’ Rules and Regulations. SULs are authorized under Chapter 5 of the State Board of Land Commissioners’ Rules and Regulations. Some examples of special use leases are communication sites, cabin sites, water wells for commercial or municipal use, disposal and injection wells, ranch headquarters, production facilities, compressor sites, and offset wells, to name a few.
